My name is Richard. I am an author, investor, and networker. Of course, with a focus on real estate.
I have been involved in over 150 real estate transactions. Among them, double-digit own projects.
Most transactions took place in the USA. Once you found a buyer in the US, the transaction was fully completed within 20 to 60 days.
In Germany, the local authorities take much longer just to issue and bill the negative certificates required for the numerous rights of first refusal.
In the US, the only payment goes from the buyer to the Title Company, and on the day when title and money are exchanged, all invoices are paid directly by the Title Company. That includes the tax authorities and agents. Dreamlike?
The availability of information about properties in the US is much greater, because at least 95 percent of all listings go through agents, and the agents’ association has agreed on a common system (MLS).
There are also so many public data sources you can tap into. The German answer to questions from property seekers is often: data privacy.
I am German.
Not everything from America makes sense or is practical for our German states and our real estate. But I am certain: if we emulate the professionalism, speed, performance, and drive to build that Americans demonstrate, we will succeed in reaching meaningful real estate goals in East Germany again, with momentum.

After all, it was the diligence, quality, and the German desire to build that contributed greatly to America’s success. It was Germans who emigrated because their homeland felt too cramped and the bureaucracy too stifling.
Emigration is not a solution for rebuilding our homeland. You only have one homeland. Even if, as a high achiever, you are welcome in many parts of the world.
Especially in East Germany, there are so many beautiful properties waiting for a new lease of life. From manor houses in Mecklenburg to former pharmacies on the market square of a small Saxon town. An apartment with a balcony in a townhouse in Prussia or a large garden behind a weaver’s house in the countryside… With us, you’ll find opportunities that suit you and offer a new option for your life.
